Your client has found the perfect new house and is looking forward to putting in your offer to purchase. The place looks clean and there is no sign of termites. But today, you need to also think about those blood suckers called bed bugs.

Bed bug infestations are on the rise and homeowners are becoming more concerned with the history of bedbug infestations. When buying a new home, the seller may not divulge a bed bug infestation to prospective buyers.

A few precautionary steps could save you time, money and a lot of sleepless nights.

1. When touring your new home, keep your eyes open for any telltale signs of having bedbugs, including black spots on the baseboards and around the wall outlets.

2. Ask your realtor to include a clause in the agreement of purchase and sale that the home is bed bug free.

3. Ask your home inspector to check for bed bugs as part of their report.

4. Use a reputable moving company and ask them what steps they take to ensure their trucks are bed bug free before loading your belongings.

Moving is stressful, but remember that an ounce of prevention is worth a pound of cure. Doing your due diligence will allow you to sleep tight and don’t let the bed bugs bite.
